Loan Agreement
A loan agreement is in place when a lender makes the decision to fund your purchase. Many states refer to this process as signing loan doc’s and this is true whether the documents are for a commercial or a residential agreement.
If the deal is residential there is in place a federal mandate called Regulation Z, or reg Z for short. In this regulation are many disclosures in place to protect consumers from fraud and abuse. Information about the interest rates and adjustments are chiefly the focus, but also information involving agency and which entity is receiving commissions is part of this.
Commercial loans don’t have Reg Z protections and the theory is that investment borrowers are more savvy than residential borrowers. Still, disclosures about points, information about fees and how much of your loan is consumed by commissions is all part of commercial loan agreements.
