Unsecured Loans
I get a lot of buyers asking about unsecured loans and my response is usually the same. A loan like this, at least in today’s real estate market just isn’t happening. In fact, unsecured anything just isn’t getting the play it may have back in the gold rush days of yesteryear. Even in the good old days, real estate loans demanded collateral and this usually came in the way of equity in the property.
The one exception was a situation called cross collateral. This is when you have a separate property that is free and clear of liens and you want to use it’s equity to purchase something else. This used to happen a lot and gave the lender more cushion and a better feeling about taking risk.
Even Hard Money loans require equity so unsecured loans just aren’t in the mix any longer. A strong balance sheet just doesn’t get lenders all warm and fuzzy anymore because business has become unpredictable.
