Banks

Usually a good overall source of lending, but dealing with them is tricky. You must be able to match up the type of property and the amount of financing compatible with the bank’s wishes. Large amounts, small financing, big town, small city, banks assets, standards and lending history.

Conduits

Commercial mortgage backed securities are excellent choices for shopping loans, but they are very strict and only want the cream of the crop properties.

Life Insurance Companies

Normally a tough sell, but great interest rates if you can get them to agree to your loan request. Stricter than Conduit’s, they want the best deals involving the best properties. They have lower and strict LTV ratio’s, usually lower than bank requirements.

REIT

A lot of negative publicity has mostly closed down many of these investment groups, but a few are still operating and can be a very good source for financing deals that fit their portfolio.

Hard Money

Once a stigma for bad credit and desperate borrowers, Hard Money Lenders use the wealth of investors, trusts and private individuals to make loans at higher than average returns. As the market tightens up, these guys can be valuable if you are looking for short term or bridge financing.
